Home Insurance, Home Warranty, and Flood Insurance: What’s the Difference?

When you buy a home, you’ll hear about different types of protection: home insurance, home warranties, and flood insurance. While they all help homeowners, each one covers very different risks.

Home insurance is designed to cover your property and liability. If a storm damages your roof, or if someone slips on your driveway, this is the policy that helps pay for repairs or legal costs.

Home warranties are different. They’re service contracts that help cover repairs to major appliances or home systems, like your HVAC, water heater, or fridge. They’re optional and can give peace of mind if you’re worried about repair costs.

Flood insurance is a separate policy, usually through FEMA’s National Flood Insurance Program (NFIP) or private carriers. Standard home insurance doesn’t cover flood damage, so if you live near a coast, river, or floodplain, you’ll likely need this extra protection.

One way to think about it: home insurance covers disasters, warranties cover wear-and-tear, and flood insurance covers water damage from outside your home.

Depending on where you live and what your budget allows, you may need all three to feel fully protected. Talk with your insurer or agent about what makes sense for your situation.

Knowing the difference helps you avoid gaps in coverage — and saves you from surprises if something goes wrong.
